Emergency plumber service in Aventura starts with our 24/7 emergency line, and dispatch is available around the clock for the towers, apartment buildings and townhomes in ZIP codes 33180 and 33160. Our office is at 2100 E Hallandale Beach Blvd. Aventura's northern edge is the Miami-Dade and Broward county line, so we send licensed plumbers from the next city north.

Aventura is a building-first market. Census estimates put about 91 percent of its housing units in multi-unit buildings and about 87 percent in buildings of 20 or more units, with a median build year of 1989. For a plumber, the first question on most calls is not what broke. It is whose pipe it is and who else is getting wet.

We work both sides of that question. Inside your unit we handle leaks, water heaters, toilets and drains. For a shared stack or riser, we find the problem and document what we saw, so your association or property manager can act on it.

What a 1989 median build year means for a condo plumbing call

A median of 1989 means half of Aventura's homes are older than that, and the 1980s is the largest building decade, at about 27 percent of units. Roughly 88 percent of units went up between 1970 and 2009. Shutoff valves, water heaters and supply connections in those buildings have decades on them, and valves that have not been turned in years are the ones that fail to close during a leak.

The practical advice is simple. Find your unit's shutoff on a calm day and turn it once, so you know it works before you need it. If it will not close, that is worth a plumber's visit before the emergency, not during it.

Which side of the wall is yours

In most condos the pipes inside your unit belong to you and the shared stacks belong to the association, but your documents decide. We locate the leak and write down where it is. You take that record to management, which saves a long argument about the source.

A hidden leak between floors is the classic case. Our leak detection service finds the failing section with listening gear and moisture readings, so the opening in the wall stays small.

The water heater in the closet

Many units keep the tank in a utility closet over finished flooring, so a leaking tank reaches carpet and the neighbor below quickly. If water is coming from the bottom of the tank, the tank itself has usually failed, and water heater replacement is the realistic fix.

What Aventura condo and apartment owners call about

These are the situations that fit Aventura's housing best, listed roughly in the order the building type makes them likely.

  • A stain or drip on the ceilingWater from the unit above shows up on your ceiling first. Photograph it with the date, then call us and your building manager.
  • A leaking or lukewarm water heaterPuddles at the base, rusty water or a tank that cannot keep up point to the heater. Shut off the cold supply to the tank if you can reach it.
  • A toilet that runs, rocks or will not flushA constant trickle wastes water and hides a worn part. A toilet repair visit is usually short.
  • A drain that gurgles or backs upIf only one fixture is slow, the clog is local. If several fixtures in the unit slow down together, tell management too, since the building line may be involved.
  • Low pressure in one unit onlyWhen neighbors are fine and you are not, the cause is usually inside your own plumbing, such as a partly closed valve or a leak ahead of the fixture.

Condo associations and property managers can also use our commercial plumbing service for common areas, mechanical rooms and risers.

NMB Water or Miami-Dade WASD: check your bill first

Most Aventura addresses get water from NMB Water, the City of North Miami Beach utility. Some addresses are served by Miami-Dade Water and Sewer (WASD) instead. Your water bill names your utility, and that matters because a break on the utility's side of the meter is the utility's repair, while everything past the meter is a plumbing job.

Both utilities report that their water comes from the Biscayne Aquifer, and both 2025 reports list chloramines as a disinfectant. Neither report gives a hardness number, so we will not invent one. If scale on fixtures bothers you, read your utility's report and test your tap before you buy any softener or filter.

Before we arrive at your Aventura condo or apartment

Emergency dispatch is available around the clock, and these steps protect your unit and the ones around it while the plumber is on the way.

Water is coming through the ceiling

Move furniture and electronics out from under it and keep people clear. Tell the unit above and building management right away. Switch off power to that room at the breaker only if you can reach the panel without standing in water.

A pipe or tank is spraying in your unit

Close the unit's shutoff valve. If it will not turn, ask the building engineer to close the riser valve for your line, then call our 24/7 line.

You smell gas near the stove or water heater

Leave the unit, call 911 from outside, and call your gas utility before you call a plumber. Do not flip switches or use anything that could spark.

Water is bubbling from the ground or a meter box

That sits on the utility side. Call your water utility's own emergency line (NMB Water lists a 24/7 customer line and WASD lists a 24-hour call center), and call us if water is also reaching your building.

Permits and flood zones: two Aventura checks worth making

The City of Aventura Building Division issues plumbing permits. The city's own FAQ says a licensed contractor must pull a permit for work such as installing a water heater or changing a toilet or sink fixture, and its fee schedule adds extra fees when permitted work starts before the permit. Permit rules vary, so ask the Aventura Building Division about your job first, and check your condo documents for association approval too.

The same FAQ says most of Aventura sits in a FEMA Special Flood Hazard Area. That is a good reason to know where your building's drains and backflow points are. After heavy rain, if drains slow down while water stands outside, call us and we can tell a plumbing fault from a drainage problem.

Aventura service map: county line to NE 176th Street

Aventura runs from the Miami-Dade and Broward county line on the north down to NE 176th Street, between the Florida East Coast Railway on the west and the Intracoastal Waterway on the east. Biscayne Boulevard, Country Club Drive and NE 188th Street carry most of the condo buildings we get asked about.

The William Lehman Causeway ties the city to Sunny Isles Beach across the water, which is why those calls land on the same dispatch.

Sunny Isles Beach, 33160 and the rest of our reach

Calls from Sunny Isles Beach come through this same dispatch. The city sits on the barrier island across the Intracoastal, its only ZIP is 33160, and NMB Water serves it as it serves most of Aventura. The city is about 94 percent buildings of 20 or more units, so the same leak detection and water heater questions apply.

Our home base in Hallandale Beach is just across the county line. If you are comparing coverage, our Hollywood plumber page and our Pembroke Park plumber page cover the Broward side, with very different housing and water systems.

Questions homeowners ask

Yes. Most of the city falls in 33180, which takes in the Country Club Drive area and the Biscayne Boulevard stretch around Aventura Mall. The rest shares 33160 with Sunny Isles Beach. We dispatch to addresses in both, so give us the street and building name when you call.

Yes. The 24/7 emergency line is answered nights, weekends and holidays, and licensed plumbers are dispatched to Aventura around the clock. For problems that are not urgent, we offer same-day appointments when available.

It depends on where the water starts. A line inside the unit above is that owner's, while a shared stack or riser is usually the association's. Document the damage, call management, and let us trace the source so the right party pays for the repair.

Read the utility name on your water bill. Most Aventura addresses are on NMB Water and some are on WASD. If you rent or live in a building with a master meter, ask management which utility bills the building.

Yes, though the building adds steps. Aventura's city FAQ lists installing a water heater among work that needs a permit pulled by a licensed contractor, and your association may need notice or approval as well. We tell you what the job involves before it starts.

Often yes. Many associations require notice or approval for work that touches shared walls, risers or neighbors' units. Read your documents or ask management, and tell us if access to a shared chase is needed.

Yes. Sunny Isles Beach calls reach the same dispatch, and the city's only ZIP is 33160. Tell us the building and unit number, and whether the problem is inside your unit or in a shared area.
